Specification for Operations and Maintenance Manuals
General
Manuals are to provide concise descriptions, technical details, operating and maintenance instructions and schedules, commissioning records, log books, catalogues, principles of operation, method of operation and other information that will enable the on-going operation and maintenance of the fabric, services, plant and equipment.
Maintenance Requirements
== Statutory and Programmed Maintenance ==
The Contractor shall provide statutory and programmed maintenance in accordance with the service frequency detailed in the Maintenance Schedule in Attachment 2. The Maintenance Plans detailed in Attachment 3 shall be the minimum level of service provided. The Contractor shall maintain and register assets in accordance with statutory requirements as detailed in the Maintenance Plan.

Attachment 1 details the current assets to be maintained under the Contract. In the event that additions or subtractions are made to the register, both parties shall have the right to renegotiate the Preventative Maintenance Schedule of Rates in Appendix C.
General Conditions
The Manager places great emphasis on the safety of all persons on the sites and recognises the importance of the Supplier?s active participation in site safety issues.
The Supplier will nominate a Safety Representative for each site who shall have extensive recorded experience and training in a safety management.

Supplier Inductions shall be held in accordance with the Terms and Conditions of this specification.

The Supplier?s Safety Representative will attend periodic Site Safety Meeting if so requested.
Definitions
;Contract
: means the agreement between the Principal and the Contractor and comprises these General Conditions of Contract (including the Annexures and Attachments), the Tender, the Letter of Acceptance and such further documents as are referred to in the Letter of Acceptance as forming part of the Contract.
; Fixed Service Costs
: Fixed Service Costs are the recovery of costs of delivering the base service level. The base service level for each service shall be agreed prior to the Commencement Date.
